Project Description

The Republic is the flagship commercial development within the £1.4 billion Mayfield regeneration scheme in Manchester.

The package includes the substructure and ground-floor slabs, completion of the mezzanine suspended floor slabs, and delivery of the reinforced concrete superstructure.

The Republic is a new 230,000 sq. ft office building set within the multi-award-winning Mayfield Park. The 12-storey structure has been carefully designed to feature high-spec architectural concrete finishes, which our team is delivering to an exceptional standard. We have worked closely with our client’s team to ensure we are meeting the high sustainability and carbon aspirations that have been set for the structure.

The scheme incorporates a large structural core providing vertical circulation and stability, with post-tensioned concrete slabs specified for the upper levels. This approach reduces structural depth, supports the desired architectural aesthetic, and minimises reinforcement quantities.

Located alongside the River Medlock and immediately adjacent to Manchester Piccadilly Station, the project marks the first major commercial phase of the scheme, which will deliver new workplaces, 1,700 homes, a transport hub, and expanded public green space centred on Mayfield Park.

Unique Features

  • Reinforced Concrete frame will rise to 12 storeys
  • Incorporating two reinforced concrete structural cores to provide vertical circulation and structural stability.
  • Post-tensioned concrete slabs specified for upper levels to reduce structural depth, minimise reinforcement quantities, and enable longer spans, maximising efficiency and flexibility.
